Purchasing or selling a home takes a considerable amount of work.  If you're buying, you'll want a team on your side to help find homes you'll love, find the best possible mortgage, have the most knowledgable inspector, and help you through the process.  If you're selling, you'll want someone who knows the local market, is an expert at marketing homes, is a good negotiator, and can make the process straight-forward and easy for you.  Start with finding a great Realtor!

Finding a Great Realtor

First of all, there are a lot of different titles that are often misused.
  • Real Estate Agent - Anyone who has taken the course work and passed the state and national exam
  • Broker/ Hiring Broker - Someone who has the acquried experience and education to hire agents to work under them
  • Realtor - Is either an agent or broker who is a member of the National Association of Realtors, and adheres to a detailed code of ethics
Interviewing Realtors
  • How long have they been in real estate?
  • How much experience do they have in this area/location?
  • Will their schedule work with yours?
  • If you're buying, ask if your Realtor is able to find homes that are not yet on the market
  • If you're selling, ask what type of marketing your realtor will use and how they can bring more buyers
  • How much experience do they have in the segment you are looking in?  (Residential, Commercial, Investment, Land, etc.)

Finding a Great Lender

A great Realtor can help you find a great mortgage lender.

There are many different types of lenders and many different types of loans.  To keep this simple, following is some general information.  To obtain more specific detailed information, contact me.

  • Get recommendations from your Realtor and family or friends
  • Talk to the lenders, find out what information they will need from you, and compare rates
  • What are the best loan options for you?
  • Find out how long it takes to get pre-approved and how to get a preapproval letter when you need it
  • Ask you lender how long it will take to get an appraisal and how long until final approval or closing
  • What are the down payment requirements?
  • What other fees are involved?

Finding a Great Home Inspector
  • Get recommendations from your Realtor and friends or family
  • Start the process early so you are not pressured or forced to settle
  • What is their background and how long have they been performing inspections?
  • What type of report will they privide?
  • What type of certifications do they have?
  • Is the inspector insured?
  • Is the inspector familiar with the type of property you are purchasing?
  • Will they perform Radon Testing?
  • What other specific tests can they do?
Finding a Great Title Company
  • Your Realtor should know from experience which title companies are easy to work with
  • Make sure the title company is familiar with transactions similar to yours
  • What are the fees involved?
